PLANS SUBMITTED FOR NORTHSTOWE PHASE 3A AND PHASE 3B
Homes England has submitted Outline Planning Applications for Northstowe Phase 3a and 3b to South Cambridgeshire District Council (SCDC).
Northstowe Phase 3a is a proposal for up to 4000 new homes, a local centre and two new primary schools on land at the southern end of Northstowe. The application reference number is 20/02171/OUT.
Northstowe Phase 3b is a proposal for up to 1000 new homes and a primary school at the northern end of Northstowe. The application reference number is 20/02142/OUT.
The Phases of Northstowe
WHAT ARE THE APPLICATIONS FOR?
Together the proposals will deliver around 5000 new homes and associated facilities that, in combination with earlier phases of development, will form the new town of Northstowe. Both proposals are Outline Planning Applications. They seek permission for the principle of development.
They contain high level masterplan proposals for land use, open space, movement and building heights. If approved, the applications will be followed with detailed ‘reserved matters’ applications containing details of what buildings and public spaces would actually look like. These detailed applications will be subject to a separate approval process by SCDC in the years to come.
Both outline applications are accompanied by Environmental Statements considering environmental impacts and a number of supporting reports and studies to explain and show that the proposals meet or exceed all environmental standards. In time, a paper copy of both planning applications will be made available to view in-person via the District Council, however this will depend on Covid 19 restrictions. Given the current restrictions, the purpose of this website is to;
explain the proposals in simple terms,
identify key documents that give an overview of the proposals
provide convenient access to all application documents.
Summary of proposals
Northstowe phases 3a and 3b have been masterplanned as natural extensions of Northstowe.
New routes will connect with existing to enable people to move around the town safely and conveniently. New spaces and facilities will be created to complement what is already intended within phases 1 and 2.
