Preparing places where people can live and enjoy their leisure time

As Northstowe’s journey continues to unfold, Homes England has appointed Cognition Land and Water to deliver construction works that will help make way for future housing developments and enhance outdoor space in the emerging town.

Making way for future homes

Cognition Land and Water will be delivering site clearance, earthworks deposition, and earthworks land raising in phase 2C of Northstowe, which is located to the north of Rampton Drift. This work will prepare the area to facilitate future homes, as Northstowe continues to expand into what will eventually be a town featuring around 10,000 new homes.


Enhancing outdoor spaces

The team will also be facilitating works to extend the existing lake to the south of Halcyon Mere, providing more space for residents and visitors to get outside and take in scenic lakeside views. These works will include excavating and creating ‘pond 5’ (which will become an extension to the lake), as well as some landscaping.


Enabling connections

Cognition Land and Water will also need to construct haulage transportation routes between phase 2C, pond 5, and phase 3A (situated at the north of the Northstowe site), as shown on the map. This work will be essential for transporting earthworks between pond 5 and phase 2C and importing earthworks from offsite into these areas.


Supporting Rampton Drift residents

These works will commence on 8 July 2024 and are expected to complete in Spring 2025.

Delivering the works safely is the ultimate priority, and a traffic marshal will be in place to support pedestrians near Rampton Road, which is near to the phase 2C site.

While some vehicles will need to use the busway to deliver the works, a strict Traffic Management Plan will be enforced to prohibit vehicles from parking, idling, or waiting on Rampton and Harebell Road, and vehicles will park and unload within the site itself. However, you may see some minor congestion around the site entrance on the first day of operations on Monday 8 July 2024. Homes England and Cognition Land and Water apologise for any minor inconvenience that this may cause.
