First Housebuilder confirmed for Cambridgeshire’s new town
Bloor to build new homes at Northstowe

Bloor Homes has been confirmed as the first housebuilder at the new town of Northstowe after an agreement was confirmed with developers Gallagher.

The Bloor Homes site will see 92 new homes built with a range of house types and sizes up to five bedroom properties.

Detailed planning applications are expected to be submitted to South Cambridgeshire District Council in May which the Council will carry out a public consultation on.

Provided planning permission is secured, building work could begin this summer, with the first residents moving in during the spring of 2017.

Jaimie Wragg, Design and Technical Director for Bloor Homes Eastern, said:

“This is an incredibly exciting project and one we are extremely proud to be part of. Our plans will deliver much-needed new homes which will be particularly appealing to people who work in Cambridge but may have been priced out of buying a home there.

“Bloor Homes is well known for building high-quality new homes which stand the test of time, and these homes will provide a real opportunity for many local people to get onto or move up the property ladder. We have commenced pre-application discussions with planning officers and will be presenting our proposals to Cambridgeshire Quality Panel and Longstanton Parish Council in early May, prior to submitting a detailed planning application later the same month.

“We welcome the support we’ve received so far and we look forward to working with the councils and Gallagher to create a new town which residents will love living in.”

“Following the completion of the B1050 improvements and progress with the on-site primary roads, sewers and utilities by Gallagher’s contractors, another important stage has now been achieved to allow the growth of the new community at Northstowe to commence. Gallagher are in negotiations with other housebuilders for the first phase of the new town.

Residents at Northstowe will benefit from easy access to the B1050 and the Busway Park and Ride site, which provides a public transport route to Cambridge, St Ives and Huntingdon.

Gallagher is the developer of the first Phase of Northstowe. It is one of the UK’s largest master developers, promoting and delivering residential and mixed use schemes across the country. In addition to Northstowe, Gallagher is currently promoting another new town in Bedford (The Wixams), and six other new communities in South Midlands/East of England growth areas.  

The Homes and Communities Agency (HCA) is the Government’s land delivery and housing investment agency and is the master developer for 208ha of Northstowe including the old airfield site, with the aim of bringing forward surplus public sector land for housing.

NEW ENTERPRISE ZONE GOES LIVE
CAMBRIDGE COMPASS FINDS ITS BEARINGS

The new Cambridge Compass Enterprise Zone officially goes live today (Friday 1st April 2016), creating a dynamic network of sites for businesses to locate and grow.

The Cambridge Compass Enterprise Zone creates a unique opportunity to expand the reach of Cambridge – a global innovation centre – to the surrounding market towns, new communities and wider rural areas to boost the local and national economy. It includes sites in Ely, Waterbeach, Cambourne, Haverhill and Northstowe.

This new Enterprise Zone status brings with it a number of benefits, including a business rate discount of up to 100% for five years for businesses moving into part of the Cambridge Compass Enterprise Zone as of today. It was secured by the Greater Cambridge Greater Peterborough LEP in the Autumn Statement.

As a bonus, the local area will retain 100% of the business rate growth within the Cambridge Compass Enterprise Zone for the next 25 years, which will enable further investment in economic growth across the area. 

Andy Lawson, Projects Director at Gallagher Estates who are developing phase one at Northstowe, said:

The sites included within the Cambridge Compass Enterprise Zone are as follows:

  • Lancaster Way, Ely – Located north of Cambridge on the A10 growth corridor and main train line to Cambridge and London, Lancaster Way has outline consent to construct up to 125,000 sq m of additional office, R&D, industrial or warehouse and distribution accommodation to suit occupier’s requirements
  • Cambourne Business Park – Located to the west of Cambridge, Cambourne Business Park provides a unique opportunity for a new business environment within a growing new settlement where homes and jobs are co-located
  • Cambridge Research Park, Waterbeach – Located close to Cambridge, this site offers 9 hectares of serviced employment land
  • Haverhill Research Park – Situated to the south east of Cambridge on the A1307, Haverhill Research Park offers 37,000 sq m of commercial space
  • Northstowe, Phase 1 – Conveniently located close to Cambridge off the A14 and on the Guided Busway, this development is the first phase of employment land within Northstowe
